Property Owners in Washington County are Encouraged to Review TheirAssessment Notices and Explore Available Tax Credit Programs

WASHINGTON COUNTY, MD (January 9, 2026) – Washington County Government shares that the Maryland State Department of Assessments and Taxation (SDAT) has recently sent out reassessment notices for “Group 2” residential and commercial properties in its 2026 reassessment. Maryland reassesses one-third of all properties every year on a three-year cycle. The notice details both your old and new market values and indicates potential tax credits you may be receiving. To support affordability, the State of Maryland and Washington County, Maryland, use a phased-in reassessment system for increasing property values when the property is the owner’s principal residence (Homestead Tax Credit).  This phased-in reassessment reduces the financial impact of significant value hikes and spreads it equally over three years, while decreases take full effect immediately. The Homestead Tax Credit limits how much the taxable assessment of a homeowner’s principal residence can increase each year, regardless of income. For eligible property owners, State law caps the annual increase at 10%, and Washington County Governments has adopted an even lower limit with a 5% cap on annual increases. Homeowners must submit a one-time application and meet program requirements to receive the Homestead Tax Credit.  Property owners in Washington County are encouraged to review their assessment notices and explore available tax credit programs, such as the Homestead Tax Credit and Homeowners’ Tax Credit, to reduce their tax burden. If you believe the new total market value on your notice does not accurately reflect the market value of your property, you have the right to file an appeal with the Maryland State Department of Assessments and Taxation; and, appeals must be filed with SDAT within 45 days of receipt of the reassessment notice.
